To purchase real estate in Spain you will need the following documents:

  1. NIE (foreigner and taxpayer identification number in Spain) This document is required to purchase real estate in Spain. It is easiest to obtain a NIE in advance from your home country. In Spain, the process can take up to 30 days, but with the help of managers it can be done in 5-6 days. To obtain a NIE you need: *Original passport with Schengen visa and entry stamp into Spain.

  2. Opening a bank account To purchase real estate, you need to open a bank account in the name of the buyer (or, if necessary, in the name of the spouse). For this you need:

    • For Russian citizens: certificate of income in form 2-NDFL for the last 12 months or for the current and previous year. For citizens of other countries - a similar certificate or income declaration from the tax authorities for the same period.
    • Certificate of employment on company letterhead indicating the position, salary in national currency and duration of work at this company.
  3. Documents for obtaining a mortgage To obtain a mortgage in Spain you will need:
    • Valid passport.
    • Certificate of employment indicating the position, duration of work and salary in national currency (indicating the direction of the company's activities).
    • For Russian citizens: certificate of income in form 2-NDFL for the last 12 months or for the current and previous year. For citizens of other countries - a similar certificate or income declaration from the tax authorities for the same period.
    • Bank account statement for the last 3-6 months indicating the balance.
    • Certificate from the credit history bureau about the presence or absence of loan debts (for Russians - website www.nbki.ru)..)
    • Certificate from the Property Register of ownership of real estate in the homeland, it is advisable that the applicant be registered at the address of this property. A copy of the certificate is sufficient.
  4. Certificate of no criminal record It is recommended to obtain a police clearance certificate in your country of permanent residence in advance. This apostille certificate is required for non-residents of Spain if the property is located in a military zone. Verification of the location of the property is carried out through a special certificate from the Spanish Property Register. To purchase property in a military zone, a military permit from the Spanish Ministry of Defense is required. Citizens of the European Union do not need such permission.
